DTZ is pleased to offer this unique redevelopment site to developers and users on behalf of Pratt Development and the City of Eagan. This site, located at the SEQ of Cedar Avenue and Highway 13, is one of the largest in-fill mixed-use development sites in the entire Metro area, all within five minutes of the Mall of America and Minneapolis St. Paul International airport. The intent of the Cedar Grove District is to provide for mixed use development made mutually compatible through a combination of planning and urban design and coordinated through both public and private investment.
As of Fall 2014, the new Twin Cities Premium Outlets Mall has opened simultaneously with the City of Eagan 1500 space parking structure and has thus created six outlots for mixed use development. The desire remains to generate retail, commercial and residential uses on the remaining outlots to enhance the TCPO while creating a vibrant destination location for all types of uses.
Pratt Development and DTZ are currently seeking proposals from office, retail and restaurants, as well as market rate multifamily developers, for the remaining three parcels. Outlot A is 4.0 acres across from the Cedar Grove Transit Station, and Outlot B is 2.7 acres. Adjacent to the proposed Hilton Hotel is a 0.8 acre parcel for development.
The mixture of land uses within the District is essential to establishing the level of vitality and intensity needed to support the retail, commercial and residential uses planned for the redevelopment.
The City of Eagan is motivated to see new destination uses in this location and will consider incentives to the developer and/or user that desire this location for their office, clinic, entertainment/ lodging, or retail store.
