When you choose Pratt Homes, you’re choosing quality, craftsmanship and dedication to service. We’ve been building quality custom homes and villas in the eastern Twin Cities metro area since 1973, and we’ve developed a step by step process to guide you through the entire process. We know building a custom home can be overwhelming, and we’re grateful you’ve chosen Pratt Homes, we’ll be there every step of the way.
SELECT YOUR LAND
Select where you want to build the home of your dreams. Choose from one of our properties, land you already own or we can help you find the perfect location to build your dream home. Our team of experts is here to help you find the right piece of property.
SET YOUR BUDGET
Now that you’ve chosen your land, it’s time to develop your budget. You’ll work with our professional sales consultants to develop a budget that works for you. We’ll go through all the options so you know where you stand financially. Of course things can change, and we’ll keep you informed every step of the way. When determining the bottom line there are three factors to keep in mind:
Cost of the land
Cost to develop the site – this includes lot clearing, soil, septic, power etc
Cost to build the house
DESIGN YOUR HOME
Choose from our many floor plans. All of our plans have been built so there are no surprises. Customize any of our stunning designs to fit your lifestyle. Select exteriors including siding, stone, brick, colors etc. Inside the home the sky is the limit. Choose flooring, floor covering, windows, window treatments, countertops, appliances etc. Our designers are here to help you make your home the place you want to be.
SIGN THE CONTRACT
After you’ve selected your home and customized one of our designs, it’s time to sign a contract. This gets you in the queue and building will begin shortly.
PREPARING THE LAND
Depending on where you’ve chosen to build your home, there may be preparation necessary to begin. Permitting, soil testing, clearing, and grading are all part of getting the property in shape to build your dream home. It can be overwhelming, but our experts are with you every step of the way.
Now it’s time to break ground! The Pratt Homes team will be in constant communication with you once construction begins. You’re receive updates on your phone about where in the process your home is, if there are any delays and any other communications. While many items happen simultaneously the outline below gives a good estimation of the timeline for your new home.
Rough Plumbing, Electrical, Heating, and Cooling
Insulation and Drywall
Finish Carpentry, Painting, and Staining
FINAL WALK-THROUGH AND MOVE-IN
When construction is completed, we will walk you through your new home and identify and complete any punch list items.
Just because we’re finished building your home does not mean you are on your own. Each Pratt Homes home is provided with a limited warranty on three levels:
One year workmanship and material
Two year plumbing, electrical, and HVAC delivery systems
Ten year major structural component
